Coastal Modern Home

The design challenge was the optimization of a restrictive building envelope to provide high-utility residential functions without the spatial excess typical of the region. We utilized a split-level subterranean program to isolate the high-traffic mechanical and vehicular zones from the primary living quarters. By stacking the private functions over a reinforced concrete garage plinth, we achieved a functional density that maintains a small footprint while providing a comprehensive suite of amenities usually reserved for larger estates.

The residence is a study in efficient vertical circulation. The lower level is dedicated to utility, housing a two-car garage, secondary bathroom, and a flexible media lounge. This separation ensures that the upper level remains a pristine environment for rest and sustenance.
The upper floor plan adheres to a “triple-bay” logic: a central social core flanked by a primary suite on one side and secondary guest quarters on the other. The primary suite is strategically distanced from the kitchen to maximize acoustic privacy. A critical design feature is the elevated timber deck, which serves as a literal extension of the dining area, effectively doubling the usable social space during temperate weather.
