Who is involved? This phase involves the client, the architect (offering professional guidance), and a selection of reputable contractors who will submit competitive bids for the construction work.

What occurs? The architect can provide valuable assistance in the process of soliciting and receiving bids from pre-qualified contractors. This includes the critical task of analyzing submitted bids, evaluating contractor qualifications and experience, and facilitating the client’s selection of the most suitable construction partner. Furthermore, the architect can provide expert guidance during the negotiation of the construction contract, ensuring equitable terms and conditions.

When does this phase take place? The Bidding and Negotiation phase is undertaken upon the formal completion of the Construction Documents phase.

Where is this conducted? Contractors will submit their bids as per the established protocol. Meetings for bid review and contract negotiation may be held at the client’s location or the architect’s office, as deemed appropriate.
